Landlord acknowledges that the premises meet with or exceed the implied warranty of habitability.
Please review carefully all the elements below and record everything to the best of your ability and as you see it today:
Tenant has inspected the property and agrees to accept the property "as-is".

Tenant understands that if the owner will decide to install/upgrade/repair anything – it will be the landlord’s sole decision.

Tenant acknowledges that all smoke alarms, carbon monoxide alarms, and fire extinguishers were tested in his/her presence and found to be in working order,
and that the testing procedure was explained to him/her.

Tenant agrees to test all detectors at least once a month and to report any problems to Landlord/Property Manager in writing and ASAP.

Should any of the smoke alarms, carbon monoxide alarms, and fire extinguishers become defective, tenant will notify in writing to the property manager and will purchase new one/s within 3 days and provide property manager with a receipt and proof of the new item; the cost will be deducted from the next monthly
rent.

Tenant acknowledges and agrees NOT to contact the REALTOR/Real Estate Agent after the completion of the move in/out appointment via text/call/email with any questions, requests, concerns or comments to avoid any potential confusion or misunderstanding.

Please note: After move-out forms and photos are received, and the unit’s condition is verified and processed, the security deposit will be returned to the address provided above within 30 business days.
